A pay stub is a document the applicant controls. A bank connection is not. That difference is the whole mechanism, and it is why the delinquency number moves.

How it verifies

Four paths, and the first one cannot be forged.

The others exist because not every applicant can use the first.

Bank and payroll, connected

The applicant links their account through Plaid. The income figure comes from the institution, so there is no document to forge.

Gig and non-traditional income

Payroll integration covers gig platforms. Deposit frequency and consistency get read rather than smoothed into an average.

Documents as the fallback

For applicants who cannot or will not link, uploaded stubs and statements are read at the byte level rather than eyeballed.

Guarantors and households

Co-signer and household support, with each earner calculated on their own pay frequency rather than an averaged one.

Income questions

What if an applicant will not link a bank account?
Then they upload documents and those get forensic analysis instead. Refusing to link is not itself a red flag. Cash-paid workers and people without a bank account are a real population, and a screening process that treats them as suspicious is both unfair and bad business.
Does this work for cash-paid applicants?
Partly, and we would rather be straight about it. There is no document that verifies cash income and no arithmetic that fixes that. Employer confirmation is the practical route, and automated employer confirmation is on the roadmap rather than shipped.
How long does it take?
Pass, flag, or fail in under three minutes from submission, including the document analysis path.
What income multiple should we require?
That is your policy, not ours. The common thresholds are 2.5x and 3x monthly rent. What matters more than the number is that it is written down, applied identically, and matches whatever your application platform uses. Two systems with different rules produce applicants who pass one gate and fail the next.
Which PMS do you integrate with?
